My wife and I are not first time house buyers, but were unfamiliar with the areas on the Peninsula. I am the trustee for a family living trust. The primary asset in the trust was the family home located in Burlingame. This home had been purchased in 1958. Recently the home became unoccupied which triggered a trust requirement to sell the house. Structurally the house was in sound condition but it had not been properly maintained for many years and appeared old and outdated.

Preparing the house for sale required removing all carpets and personal property; significant cleanup, deferred maintenance, paint inside and outside, refinishing wood floors, and installing new light fixtures. Also required replacement of ceilings in two rooms; restoration and updating of the kitchen and bathrooms and several other rooms.
